How It Works
1. Design, site check and written quote
We measure the yard, look honestly at access and soil, check what the HOA will want to see, and design the pool in 3D before anybody digs. The quote is itemized so you can see what each feature costs and remove the ones you do not want.
2. Permits, HOA submittal and excavation
We prepare the architectural review packet, pull the City of Irving permits and book the inspections. Our own crew handles the dig, the steel and the plumbing, so the person who quoted your job is still the person running it in week six.
3. Gunite, tile, interior and deck
Shell placed at 4,000 PSI and wet-cured for a week. Then waterline tile, coping, the interior finish and the decking. Equipment gets sized to your pool rather than to whatever was on the truck, which is how you end up with a pump that costs less to run.
4. Fill, startup and handover

A saltwater pool is a chlorine pool, and clearing that up first saves everybody a conversation. The salt cell runs a low current through dissolved salt and produces chlorine on site, continuously, at a steady low level, so what you're actually buying is the end of hauling jugs of liquid chlorine home in the trunk of your car every fortnight.

How much does it cost to build a pool in Irving, TX?
The honest answer is that size, depth, interior finish, decking and features move the number far more than anything else. A modest fiberglass shell with a small paver deck sits at the bottom of the range. A mid-size gunite pool with a tanning ledge and travertine decking sits in the middle.
Add an attached spa, a raised wall with sheer descents, automation and an outdoor kitchen and you are in a different bracket entirely.
On tight Irving lots, access is the wildcard nobody mentions: if the gunite hose has to run 150 feet from the street and spoil comes out by conveyor, that costs real money and we put it in the quote up front rather than as a change order.
How long does a new pool take to build?
Eight to twelve weeks from the first cut to the first swim is typical for a gunite pool, and a fiberglass install runs two to three weeks. Rain moves both. The sequence is excavation, steel and plumbing, gunite, a week of wet curing, tile and coping, decking, interior finish, then fill and startup.
If your neighborhood requires architectural review, add two to four weeks at the front for the submittal, which is why we start that paperwork the same week you sign.
Do I need HOA approval to build a pool in Irving?
In most of Valley Ranch, Hackberry Creek and the newer Las Colinas neighborhoods, yes. Architectural review committees typically want a site plan showing the pool location and setbacks, the equipment pad location, fence and drainage details, and sometimes deck materials. We prepare that packet as part of the job. It is worth doing properly, because a committee stopping work three days into demolition is expensive for everyone.
Gunite or fiberglass, which should I choose?
Gunite if you want a specific shape, a tanning ledge cut where you want it, a vanishing edge, or anything the yard's geometry demands. Fiberglass if speed matters more than shape, if you want the lowest-maintenance surface available, or if your lot is mostly rock and you would rather dig less.
Fiberglass shells stop around 16 feet wide because that is what fits down a highway, and they need crane access, which several older Irving lots with mature trees and overhead lines simply do not have. We check that before you fall in love with a brochure.
